DSR Terrace, Ilhwadong; Yo2 design mixed use building accommodating diverse and indeterminate programs, using terraces for interconnectivity
동서남북 사면의 각기 다른 입면 다른 볼륨이 단연 눈에 띈다. 압출성형시멘트패널과 노출콘크리트가 주는 색감과 질감 또한 확연한 존재감을 드러낸다. 단조롭고 오래된 외관의 적벽돌 사이에서 복잡 다양한 볼륨감이 경쾌하고 현대적인 감각으로 차분하게 정비된 거리에 활기를 더하는 모습이다.
Located in Ilhwadong, DSR Terrace was similar to another of Yo2’s projects, Shinhwa Plus, located nearby. Compared to Shinhwa Plus however, this project is nearer to the Daehakro area (a cultural district) and the street on which it is located is much cleaner, as the properties face a school. However, although the site had more area coverage, the north of the site had a line of height regulation.
The intended program for the building was not only to accommodate an area for the owner, but to rent out parts of the building, potentially for use alongside the Daekakro area cultural activities. Accordingly, one of the main issues with the project was how to design a building that can accommodate diverse yet indeterminate programs which might come in the future.
건축주가 사용하는 면적을 제외한 나머지는 임대공간으로 계획되길 원했다. 인근에 위치한 대학로를 고려하여 다양한 복합문화시설로 전용될 수 있으리라 판단했다. 임대사무실, 극장, 전시장 등 근린생활시설은 다양한 프로그램을 수용하는 공간이다. 통일되고 일관된 하나의 형태로서의 건물보다는 각기 다른 프로그램을 가진 기본단위들이 모여서 성립되는 일종의 집합체로 해석해 보았다.
건물을 채울 프로그램이 예정되어 있었다면 접근이 훨씬 수월했을 것이다. 하지만, 장차 어떤 기능이 요구될지 구체적으로 예측할 수 없는 형편이었다. 경우에 맞추어 그때마다 유연한 변환이 가능하도록 기본단위로 공간을 분절해보기로 한 것은 그런 이유에서다. 여러 가지 매스와 슬래브가 여러 개로 집적 혹은 축적된 형태라면 좋겠다고 여겼다. 때로는 한 층을 두세 개의 프로그램으로 나눌 수 있고, 또 때로는 두세 층이 하나의 프로그램을 위해 통합되기도 하는, 가변적이고 유연한 볼륨을 기본단위로 하는 집합체를 생각해본 것이다.
Regardless of its indeterminacy, a rentable office, an office headquarters, a theater, and a gallery were integrated into the programmatic framework. Given the difficulties to determine ideal area distributions and future programs, the only element that was clear enough within the brief was the organization and assembly of these multiple uses and sizes.
The architects began by investigating several possibilities, one of which was to start with a variety of masses and slabs combined together as one form. With few hypotheses to initiate the process, the designers started dividing the area into units that embody some flexibility in changeability. This meant that the program for each level does not emphasize its individual identity, but rather, each unit is flexible enough to be converted, combined, or divided into different space formats in a system of collection in different methods, volumes, and floor plans.
기존에 작업해본 적 있는 평면적인 적층 대신 동일테라스에서는 두세 개 층을 포함하는 볼륨의 적층을 적용하였다. 임대의 목적과 담겨질 프로그램에 따라 개별성을 가져야 했기에 건축공간 전체를 하나로 연계시키는 것에 대해 고려할 필요가 없었다. 따라서 외부공간으로 제안된 테라스나 보이드는 건축공간 전체에 종속되지 않는다. 각 볼륨마다 개별적으로 종속되어 각각의 볼륨만을 보완하고 책임지도록 했다.
기본단위 공간의 집합체라는 건물의 성격은 외관을 통해서 강조되고 있다. 덕분에 각 입면들이 모두 다른 모습과 표정을 하고 있다. 각 볼륨마다 독자적으로 갖고 있는 외부 테라스는 건축법규상의 사선제한을 효율성 있게 보완하는 동시에 볼륨의 형태를 더욱 다채롭게 강조한다.
확실한 프로그램이 들어오기까지는 불확실한 공간으로 존재할 수도 있다. 그렇지만, 오히려 그런 점에서 어떤 프로그램이 들어오더라도 그 내용에 맞추어 번안되고 치환되는 가장 확실한 준비를 마친 공간이 되어줄 것이다.
The next step was to explore their connection. There was no link between each program unit, rather each forms a direct linkage with the city itself. There is no particular need for internal associations between the programs or circulation. Therefore the organization has taken the form of simple parallel connections, with voids and terraces acting as secondary elements attachable to the main programs. This differs significantly from Shinhwa Plus.
Utilizing the limitation of the height line, a variety of outdoor terraces have been incorporated into the design, whose characteristics are additional to, and not dependent on, the units which have as yet to be determined programs. The result has generated a diagonally shaped mass – which takes advantage of the height limitation on one side.
The exterior elevation of the building emphasizes the internal organization of the space as discrete units, as the main diagonal mass extends upwards. The project was thought of as a prototype, a study model into how mixed-use buildings can evolve to accommodate programs with a range of possibilities – from complete indeterminacy to increased complexity and individuality.
